Getting Started
Genexi is a mobile app that helps homeowners, landlords, and property managers catalog, maintain, and manage everything inside their properties — from individual appliances and assets, to maintenance tickets, contractor contacts, and expenses. It's available free on iOS and Android.
After signing up, Genexi will guide you through a 4-step setup wizard: first you name and describe your property, then add its floors, then add the rooms on each floor, and finally start adding the assets inside each room. Every step is optional — you can add as much or as little detail as you like and come back to fill in more later.
Yes. The Free tier lets you manage 1 property with up to 50 assets, 20 tickets, 2 household members, and 50 photos — with no credit card required. The Pro tier unlocks up to 100 properties and significantly higher limits for $5/month or $50/year (2 months free vs. monthly).
Absolutely. Tenants can be invited to a shared property by the landlord or property manager. Once invited, you can view the property, submit maintenance requests as tickets, and communicate within the app — without needing your own separate property or subscription.
Properties, Rooms & Assets
Genexi supports all property types: House, Apartment, Condo, Townhouse, Office, Hotel, Restaurant, and more. For each property you can record the address, construction material, year built, purchase price, and current estimated value, plus attach up to 4 photos.
For each asset (appliance, fixture, piece of furniture, etc.) you can record: name, category, brand, model number, serial number, age, purchase date, purchase price, estimated current value, replacement value, dimensions, material, and condition (New, Good, Fair, Problematic, or Broken). You can also attach up to 3 photos per asset.
Every asset and room can be tagged with a maintenance status: None (everything is fine), Service (routine maintenance needed), Repair (something is broken or failing), Renovate (space needs renovation — rooms only), or Replace (asset is beyond repair). These automatically generate color-coded alert cards on your Dashboard — red for critical, orange for high, yellow for medium.
Tickets & Tasks
A ticket is a work order for any maintenance job or task related to your property. You can create tickets from an alert, from an asset, from a room, or from scratch. Each ticket tracks: title, description, priority, status (Open → In Progress → Scheduled → Completed), assigned person, start/end date, estimated cost, actual cost, and up to 8 photos.
Recurring tasks let you set a maintenance schedule once — for example, "Change HVAC filter every 3 months" or "Service boiler every year." Every morning, Genexi's backend automatically creates a new work ticket for any recurring template that is due that day. You'll receive a push notification when a new ticket is auto-created, and the next due date advances automatically.
Yes. When creating or editing a ticket, you can mark it as a public job posting. This makes it visible to service professionals in the Marketplace who are browsing open jobs in your area. Contractors can then apply or express interest, and you can review and assign the job directly within the app.
Household Sharing
You can invite anyone to your property by email or by generating a QR code or invite link that can be shared through any messaging app. When you invite someone, you assign them a role: Viewer (read-only), Editor (can add and edit items), or Admin (full access including managing members). You can revoke access at any time from the Property Settings screen.
The Free tier allows 2 household members per property. The Pro tier allows up to 50 household members per property. Each user you share with needs their own Genexi account, which is free to create.
No. Shared members can only see the specific properties you have explicitly shared with them. Your other properties, account details, billing information, and personal data remain completely private.
Marketplace & Contacts
Open the Marketplace tab in Genexi and browse service professionals in your area. The Marketplace uses your device's location to surface nearby professionals, integrating with Google Places to show real businesses with ratings and reviews. You can filter by trade or specialty — plumber, electrician, HVAC, roofer, and more.
Yes. Plumbers, electricians, HVAC technicians, and other tradespeople can create a free business profile on Genexi without needing to own a property. During onboarding, choose "Set up a business profile" — you'll be able to list your specialty, set your location, and get discovered by property owners in your city who are looking for help.
Financial Tracking & Documents
You can log expenses against any property across 9 categories (maintenance, utilities, insurance, mortgage, renovation, and more), track estimated and actual costs on each ticket, set up recurring bill reminders (with advance notification days you configure), document insurance claims with photo attachments, and view total spend per contractor across all jobs.
Pro subscribers can generate a timestamped PDF document of every asset in a property — including names, categories, serial numbers, purchase dates, purchase prices, and estimated replacement values. This report is designed to serve as a supporting document for home insurance claims or policy applications. The accuracy of the report depends on the accuracy of the data you've entered into the app.
Pro users can export insurance reports as PDFs. Full data export is available by contacting us at support@genexi.com. We will provide your data in a machine-readable format within 30 days of a verified request.
Account & Privacy
All data is stored on Supabase, a secure cloud database with row-level security that ensures users can only access their own data. All data transmission is encrypted via TLS/HTTPS. Photos are stored in encrypted private storage with signed access URLs. Passwords are never stored — authentication is handled by Supabase Auth with industry-standard session management.
Your data is always preserved when you downgrade. If you exceed the Free tier limits after cancelling Pro (e.g., you have more than 1 property or more than 50 assets), you will still be able to view all your existing data — you simply cannot add new items until you are within the Free tier limits again, or until you re-subscribe to Pro.
Go to Profile → Settings → Account → Delete Account. This action is permanent and irreversible. All your properties, assets, photos, tickets, expenses, and personal data will be permanently deleted from our systems within 30 days. Any properties you own will be deleted along with your account; household members you've invited will lose their shared access immediately.
Billing & Subscriptions
You can upgrade to Pro directly within the app from the Profile screen. Billing is handled through the Apple App Store or Google Play — you won't need to enter payment details directly in Genexi The Pro plan is $5/month or $50/year (saving the equivalent of 2 months).
Subscriptions are managed by Apple or Google, not directly by Genexi. To cancel: on iPhone, go to Settings → [Your Name] → Subscriptions → Genexi → Cancel. On Android, open Google Play → Profile → Payments & subscriptions → Subscriptions → Genexi → Cancel. Your subscription remains active until the end of the current billing period.
Refund requests are handled by Apple or Google depending on where you purchased your subscription. For App Store purchases, visit reportaproblem.apple.com. For Google Play purchases, visit play.google.com/store/account/subscriptions. Genexi does not process refunds directly, but please contact us at support@genexi.com if you have concerns — we're happy to help.
